Particularly with the move away from communism in the eastern block and the proposed expansion of the EU to embrace countries such as Bulgaria and Croatia we believe enormous opportunities for investment will arise over the next 5-10 years.

Investment in some of these areas has until recently been really risky or politically impossible or, it has to be said, downright dangerous!

In the years to come, however, the harmonisation of laws within these countries, alteration of foreign policies to make them "foreigner friendly" (indeed welcoming) the investment climate will in our view continue to mature and improve so that to invest anywhere in Europe will become as matter of fact for UK investors as London, Manchester or Dublin.

It is this and the proliferation of holidays to Eastern Europe that we believe will result in a very healthy property investment market.

We also believe, however, that more familiar markets such as France ought not to be ignored as they, perhaps for different reasons, also present opportunities for UK property investors.

Unfortunately, where such opportunities exist, danger lurks in the form of unscrupulous dealers and misrepresented "facts". Many of the people involved in these emerging markets are completely unregulated.
