Whether drawn by it’s beauty contrast to the UK, "joie
de vivre", the investment opportunities that undoubtedly
exist or all of these, a great many British people have in recent
years bought property in France. France’s Interior Ministry
estimates that some 250,000 Brits now own property in France.
Real estate in France is not as cheap as it once was and it is
hard now to find those exceptional bargains. However classic buy
to let in specially selected highly rentable areas can still return
rental yields in the region of 10% and anticipated capital appreciation
at least to match.
Similarly, sale and leaseback in carefully chosen
developments can also be an excellent investment for the medium
term.
Last summer property prices in Montpelier rose 22.5 per
cent; Marseille was up 16.9 per cent, Nice 15.09 per cent and
Paris 13.9 per cent.
Of course, if it’s a holiday home you are after, the sensational
Cote d’Azur and Languedoc regions are the places to be (if
you can afford it) and, if you buy well, it is hardly likely the
value of the investment will fall in the medium term – they
aren’t making any more land!
